American Canyon home-business rules for larger lots go to October 20 hearing

Based on 4 sources · most recently checked Oct 16, 2026 · See how we know

American Canyon will consider clarifying which larger residential lots qualify for modified home-business rules. The October 20, 2026 council agenda schedules a hearing and introduction of an ordinance; the change is not yet adopted.

What would change

A home occupation is a business run as a secondary use of a home. The proposal would explicitly name the Residential Estate and Rural Residential zones and retain flexibility for similarly configured lots elsewhere.

Staff says the existing rules leave ambiguity about which large lots qualify. This changes eligibility wording, while retaining the existing operating standards.

Outdoor storage

The proposed text retains these limits:

  • Up to 25% of the rear yard could hold operable business vehicles, equipment and materials.
  • Stored items must not be visible from outside the property; screening may be required.
  • Storage of vehicles over one ton needs the Community Development Director's review and approval.

A home-occupation permit is still required. The proposal does not automatically approve a particular property or business.

How to take part

The council's open session starts at 6:30 p.m. in City Council Chambers, 4381 Broadway, Suite 201, and on Zoom. Written eComments close at 3 p.m. that day. Check the official agenda before attending.

Source discrepancy

The staff report dates the Planning Commission hearing September 25; the attached draft ordinance says August 27. That earlier date is unresolved. Neither account establishes the October 20 council outcome.
